Before your scheduled appointment, remove breakables from the tops of furniture in the room(s) we will be cleaning. Pick up items from the floor, such as rugs, plants, trash cans, etc. Sweep or vacuum all floors to be cleaned. When the technician arrives, he will perform the following steps:

  1. A technician will conduct a preliminary inspection of your tiled areas to determine the best cleaning method.

  2. Spots and stains will be pre-sprayed using state-of-the-art cleaning products.

  3. The technician uses shielded high-pressure cleaning and extraction to remove dirt and ground-in soil. This cleaning method also provides a clean-water rinse and extracts excess water.

  4. Care is taken to clean near all corners and baseboards.

  5. All tiled areas are thoroughly dried.

  6. The technician seals all grout lines to preserve cleanliness and prevent long-term damage. (This service is optional.)



For a 300 square-foot area, cleaning generally takes 60 to 90 minutes. If you choose to have the grout sealed, we recommend waiting 24 hours after rinsing to apply sealer so the sealer will adhere properly. Grout sealing itself takes two to three hours. Time varies based on tile size, the amount of soil in the grout and room configuration.

After the tile and grout cleaning is completed, there are a few final steps to finish to make the newly cleaned tile look its best when dry. Stay off the freshly cleaned tile for at least 30 minutes. Avoid getting any liquid on the floor for 24 hours until the sealant cures completely. Return furniture to your floors (with suggested use of felt pads) after at least 24 hours. Rugs can also be returned to floors after 24 hours.

Please maintain your tile floors or counters between maintenance cleanings. Vacuum or sweep floors before mopping to remove as much dirt as possible, especially dirt that has settled into the grout. Mop tile regularly with a neutral cleaner. Be sure to read the cleaning bottle for proper use and do not use if it is not recommended as safe for your tile and grout. Rinse the mop in fresh water after mopping a small section at a time to avoid simply pushing dirt around on the tile surface or into the grout. Then quickly to avoid staining floors. Avoid scratching and scraping your floors with actions like dragging chairs or furniture. Lift the furniture off the floor to move it and set it down gently in the proper spot. Scratches and cracks in the floor easily capture dirt. If you do have furniture on tile floors, use felt pads on the bottom of the furniture feet to help protect the tile surface from scratching. Don’t use finish wax, ammonia-based cleaners, or bleach, which can strip or damage floors.

Floors should be cleaned when they appear to be dirty. It is good practice to clean floors before it gets to that level because the floor can accumulate many tiny abrasive particles that can scratch and mar its appearance. It is generally best to dry mop a floor with a microfiber cloth and then damp mop the floor with an appropriate cleaning solution to get up the soil. Make sure to change the water and rinse the mop frequently to prevent the mop from leaving soil behind.
